Selling Your Home? Set The Price Right!

If you are thinking about selling your home, the most important step is to determine the price of the house ‘spot-on’ from the very beginning. Many homeowners make the mistake of overpricing their home and then struggle in finding a buyer. If you are considering selling your home, contact and meet with a local real estate professional who has the knowledge and expertise of the local real estate market. Seek help from them in setting the price properly from the very start. Their main tasks are to help you set the right price and then get prospective buyers to your home. They have the means to retrieve the most up-to-date information about recent sales of comparable homes and competing listings in your neighborhood.

Homeowners naturally have an emotional attachment with their homes, the value of their homes and the price and the profit they want to get out at the closing table.  Recently price cut or price reduction of homes in the market have increased. Overpricing is the prime culprit. Over pricing will eventually cause the homeowner to drop the price, even multiple times. The homebuyers who see these price reductions will wonder if it is due to something not right or improper with the house. That may not be the case. Use actual sales data (not asking prices) number of houses not yet sold in your neighborhood that are pretty much match your home such as in their square footage, location, views, etc.
